We were tenants ourselves not so long ago and so we have been in, and respect, your position. There will be no surprise fees at any time and if you compare us with other agencies you will see that there are certain items they charge for that we don't charge for at all.
Our total agency fee, only payable when you become tenants:
2 or more adults: £235 each
1 adult: £300
For very small 'starter' properties we make a reduction to these

There are no further 'agency fees' to us to take up the property

Please compare these to the total of the various charges other agencies make.

WHEN YOU HAVE VIEWED A PROPERTY AND WANT TO GO AHEAD:

If your offer is accepted: we will email you requesting an advance payment of £300. This is not an 'extra' payment' it is simply an advance on the total amount required from you to move into the property. The email will confirm start date of tenancy, rent, deposit, whether furnished or not and if any bills included. Will also state clearly the agency fees applicable.

We will then conduct references. If Guarantors are needed at any stage:

Equivalent of 1.5 Months' rent


We will register the deposit with the Deposit Protection Service if we are managing the tenancy. If the landlord has only paid us for a Let-Only service (meaning that once you move in, they become your contact and not us) then they will generally register it although it sometimes may be us.

Either the landlord or Tenant Finder will Register the Tenant details and protect the security deposit within a Government-authorised scheme. If protected by us we will provide you with the Deposit Certificate and Prescribed Information within 30 days of start of tenancy and we will have advised any landlord conducting this task to do so.
